PlainComp is a transparent automated valuation product. It is not an appraisal and cannot be used as the primary basis for credit decisions where an appraisal or qualifying evaluation is required by regulation, agency guide, or investor policy.

The points below define the boundary. Read them before integrating, and route the appropriate language to your compliance team.

NOT AN APPRAISAL

PlainComp is not a USPAP-compliant appraisal report. It is an automated valuation product (AVM-class) for informational and pipeline-screening use. It does not satisfy appraisal requirements under federal lending regulations (12 CFR § 34.43, FNMA/FHLMC guides, FHA HB-4000.1, VA Lenders Handbook).

NOT FOR UNDERWRITING DECISIONS

PlainComp output cannot be used as the primary basis for credit decisions on residential mortgages, HELOCs, or refinance transactions where an appraisal or evaluation is required. Lenders must order an independent appraisal or qualifying evaluation per their regulatory and investor requirements.

INTERAGENCY GUIDELINES

Where the Interagency Appraisal and Evaluation Guidelines permit a non-appraisal evaluation, lenders remain responsible for ensuring any AVM used meets their model-validation, governance, and accuracy-standard policies. Backtest data is provided on the accuracy page; lender-side validation is the lender's responsibility.

PERMITTED USES

Pre-qualification, pipeline screening, portfolio monitoring, agent sponsorship, marketing collateral, internal benchmarking, and any non-credit-decisioning workflow.

NO INTERIOR ASSESSMENT

PlainComp cannot evaluate condition, renovations, deferred maintenance, or anything requiring physical inspection. Output reflects external comparable-sales data only.
